      UNDERSTANDING THE PROCESS
Projects
Custom Architectural Plans will walk you through the entire process from your initial
         ideas through to the final construction and occupation. The process is the same for small or large projects. We follow the
         steps below to ensure a smooth process to your final goal.
Step 1 - Initial Inquiry & Appraisal
A qualified Architectural Professional will meet with you for a free initial consultation
         to discuss your ideas and establish the feasibility of your scheme and whether Planning permission is required. Certain projects
         may not need Planning Permission and in these cases we would submit a pre-application report for confirmation from the
         Local Planning Authority. The project would likely still require accurate plans for construction purposes. 
Once we
         have all the relevant information, a quotation will be sent to you. 
Step 2 – Design Brief & Concept 
Once you have agreed the quotation and terms of engagement a qualified Architectural
         Professional will collate all the existing information together in the form of an accurate site and building survey of the
         property and land. This is then used to develop your ideas and establish the proposed design. Outline proposals will be prepared
         until the final design is agreed.
Step
         3 – Detail Design & Planning 
Once the design is approved, detail drawings are produced for submission to the
         Local Authority to obtain Planning Permission unless the project is categorized as Permitted Development.
Step 4 – Technical Design & Building Permit
Once the design
         is approved, detailed plans are drawn up which focus on all technical aspects and incorporate elements required for submission
         to the Local Authority to obtain a Building Permit. In many cases a Structural Engineer will be required to design and consult
         for the Permit submission. 
Step 5
         - Local Authority Process
Once Planning Approval has been granted, your Building Permit plans will be reviewed
         and if liaison is required with the Technical Officers we can assist with this process. This can take several weeks until
         the Permit is approved. 
Step 6 –
         Construction Process
Many of our customers prefer a limited service once Planning
         Permission and the Building Permit has been received. However, should you require, we can provide the construction documents
         necessary to physically build the project.
Step 7 – Construction Project Management
Administration and coordibnation of the construction project Certification.
